Why Clarksville, TN Is One of the Fastest-Growing Cities in America

by Landon Castillo

If you haven't been paying attention to Clarksville, Tennessee lately, now is the time to start. This city of nearly 200,000 people is quietly becoming one of the most talked-about economic stories in the Southeast — and the numbers back it up.

A Manufacturing Renaissance

Clarksville is experiencing a wave of major industrial investment unlike anything seen in its history. LG Chem is constructing a $3.2 billion cathode manufacturing complex — the largest of its kind in the United States — which produces materials for electric vehicle batteries. Two other EV battery companies, Microvast and Dongwha Electrolyte, have also set up operations in the same corridor.

In late 2025 and early 2026, two more global manufacturers made major announcements. T.RAD, a Japanese automotive parts maker, committed $90.2 million to build its first Tennessee facility in Clarksville, projected to create 928 jobs. Korea Zinc expanded its existing Clarksville operations, adding at least 420 new direct jobs. Together, these two projects alone represent nearly 1,500 new positions with salaries ranging from $86,000 to $200,000 per year.

The job creation doesn't stop there. Hankook Tire is on track to double its workforce by 2028. Amazon has opened a major fulfillment operation in the area. Troy Industries, one of America's largest suppliers of military and law enforcement small arms accessories, recently relocated its U.S. manufacturing headquarters to Clarksville. Even Frito-Lay has expanded its local distribution footprint.

What This Means for Home Values

When thousands of high-paying jobs arrive in a market, housing demand follows. Clarksville's median home listing price currently sits around $357,950 — compared to $527,225 in Nashville. That gap represents over 32% in potential savings for buyers who can live in Clarksville and tap into the same economic opportunity. Analysts expect housing demand to remain strong as these new jobs fill over the next several years.

The Bottom Line

Clarksville has been named one of the best places to live in America — and the economic momentum building right now suggests that designation is only going to become more accurate. If you're thinking about planting roots here, there has never been a better time. The jobs are coming. The housing is still affordable. The opportunity is real.
